As of 2012, Ryan Lepine has performed over 3000 home inspections in Washington. His father, Leonard Lepine, founded the company in 1985 and performed over 10,000 home inspections in Washington. Many of our inspections have saved clients large amounts of money. The most expensive repairs are often found at the exterior of the building. Our reports have proved useful in the settlement of legal disputes. Ryan Lepine is a licensed Home Inspector and Structural Pest Inspector. A pest inspection for evidence of wood destroying organisms is performed as a part of every home inspection. Wood destroying organisms include carpenter ants, dampwood termites, moisture ants, anobiid beetles and wood rot fungus. Conditions conducive to these organisms are reported as defects. Ryan Lepine is a member of the International Code Council (ICC.) Our company notes changes of each new code version adopted by the state every three years.
Specialties
We provide home and building inspection services for new and used structures. Inspections include many items including structure, plumbing, electrical, heating, cooling, ventilation, roof, exterior, interior, attic, crawl space, garage, moisture, pests, wood destroying organisms, stucco, EIFS and drainage. We provide complete home inspections, inspections of isolated areas and construction consultation. Most inspection reports include digital photographs of defects. We recommend that clients be present for the inspections, especially the last portions. Reports are provided at or soon after inspections. We offer a unique specialized inspection of exterior wall coverings, including Exterior Insulation and Finish System (EIFS), stucco, adhered/anchored stone and brick veneers, Louisiana Pacific (LP), Weyerhaeuser, vinyl, metal, wood and fiber cement. The weather conditions in the Pacific Northwest require special attention to detail at the exterior of the house.
