Why you need expertise from a Realtor, and what sets me apart. 1. The hardest work starts once the property is placed under contract, such as Fed, State, and Local Disclosure requirements 2. The property delivery and execution of agency documentation, such as the IABS form, environmental hazards disclosures, and sellers disclosure forms. 3. Local requirements regarding re-keying of investment properties, smoke and carbon monoxide detectors, propane gas system disclosure other local requirements. 4. Financing Contingencies - this is a big one! 5. The Inspection Process - no one's favorite! This is where I really earn my commission. A savvy Realtor can save both parties time and money as well as protect them from incompetent inspection services. 6. Coordination of real estate affiliated services such as title services, escrow, attorneys, and a host of other providers, like those found on my preferred vendor list. I personally handle the entire transaction process, from contract to close, and everything in between. You will never be passed along to someone else during the process. A poorly managed transaction will often result in failure to close. Who wants that?
